Like someone else said better to buy land that is already suited for use. 

Many people don't realize that you gain as much or more net worth through debt pay-down, and while it's less liquid than cash flow, over a 5-10 yr hold period it's considerable if you buy in the right areas with the right asset class.

It's the concept of buying the debt attached to the mortgage rather than buying the house. 

We absolutely love it and are very interested in buying a multifamily investment property in the area specifically a duplex.

After they have some experience they can decide if other markets are likely to suit them better.  

Can add a in-law suite for lots of value.

A lot of our housing stock here has finished basements or in-law suites, so with something like that you can generate significant rental income for an inexpensive conversion.
