I could see this being helpful if you find a new investor in the area and they are looking for a hard money lender (which does happen).. but in the last 10 years of wholesaling here I have never had to talk to or find a hard money lender for a buyer (aside from my brokerage transactions).

I have been selling for 6 years in the area now, a year ago I chose to work at @Steven Bond's brokerage and in the past year I have sold many FIG units to my various investors.  

Thanks, Gary Neely  Whenever I do a seller financed deal, I utilize my normal brokerage contract and write the general financing terms on the contract.

Hi @Melissa OdomI would suggest calling your local RE (real estate) brokerage and asking for references.

While I finish school I want to work, at some level, for a brokerage and continue to build the savings and connections needed to start investing in my own properties / making a career in real estate.

Frankly, I would be surprised if a real estate agency would want to hold rent properties in the same entity as their brokerage business.
