Land lording in my mind is not inherently litigious except for those that are slum lords .. or blatantly disregard the laws.Now if you fix and flipping you bring on extra liablility, and if like me you build new construction you bring on another level.IN my lending practice were I lend to others HML's there is very little liability for me as the lender.

Sometimes the lead based paint disclosure is contained in the middle of the lease, so you might have been given a proper disclosure that is not blatantly obvious to see; nonetheless, federal law does require a tenant be given this disclosure before signing a lease.

If the renter gives you a problem just turn off the utilities to the home and it wont take much time for them to leave.That is TERRIBLE advice and blatantly illegal almost everywhere (if not everywhere).

I just saw one that has blatant gang graffiti all over the exterior of the house, and that must be the best image of the place because that's the one the realtor chose to use for the ad!
