Lets say I have a tenant on a month to month lease that I want to move out. Can I give them 30 days notice or do I need to formally evict? I was thinking about offering them some money to move on if I have to. Any advice? I am going to consult my attorney tomorrow however I was just looking for some real world opinions

Yes, a 30 day notice should be good. Offering money also helps. If the renter gives you a problem just turn off the utilities to the home and it wont take much time for them to leave. I have other excellent ways to help get them out, let me know if you need off the record advice.
