I lease out pasture space for a horse or family beef calf on some of my properties that are next to larger parcels I own or lease.

I'm thinking that what I should probably do is beef up my list of contractors and handymen and maybe even a leasing agent or 2 in the right areas and just move forward with it.

Also, I know this may not be your ultimate goal, but I think you can do quite well at wholesaling deals around here if that becomes a byproduct of your marketing.
