I can't seem to imagine doing the same thing here (Toronto area)- the same way as they are explaining it online- wholesaling, flipping, etc. due to our prices being astronomically high.

That said, the high barrier for entry in this market makes it very hard to get started, especially if your from Newport Beach where I'm pretty sure the prices are quite astronomical.

The other side to this is, if I go with electric heating the cost to the tenants during the winter will be astronomical, this will in turn drive the tenants away and they will search for better housing.

A 2.5year span is a very short timeframe, however I'm sure you can appreciate the astronomical difference that obtaining triple the returns over a long period of time will do to the final number when it comes time to retire.
