Just a thought.Back to your question though for the basic appliances like ovens stoves and microwaves it really pretty much depends on your tenants and how much money you have to play with.Really old appliances are cheap but at the same time their energy consumption is HUGE.

I was particularly drawn to the statistics on the back which stated that more than half of homeless Veterans contacted by the VA have either a drug or alcohol dependence and a majority have been diagnosed with a serious mental illness. 

{I didn't know I was supposed to have at least 100 bandit signs to ger the best use, and the time consumption for Craigslist campaigns...all that time my friends saw me spending infront of a computer}But, the location wasn't so desirable for some, the profit margin wasn't good enough for some, the first wholesaler was playing too fast and loose and was way low on the cost of repairs.

Most people can easily save hundreds, if not thousands, per month by getting serious about their personal consumption spending (everything from phone bills to car expenses to food to subscription services).

It could have to do with alcohol or drug abuse.

The warnings are on most buildings, restaurants, markets, gas stations, auto dealers, wherever alcohol/tobacco/Rx are sold, etc.

They also bought one of our minor children alcohol without asking us. 

Seems like alcohol was involved.

The perceived higher cash flow on paper with these properties will be swallowed up by larger than anticipated turnover costs, high water consumption, maintenance, and the occassional eviction- In C type areas, if purchasing 3 units or more 1-bedrooms are the way to go in my opinion.

Our sewer bills are based on water consumption.
