Not sure if a judge wouldn't count text as notice in this case though since they tend to be more like Judge Judy than Perry Mason on issues like this.The dishwasher, I would not allow for reduced rent.

Richard Elvin if your trying to convince me that they are going to do discovery and in turn subpoena former and current tenants for a podunk pet clause lease issue, that would certainly be adjudicated , if at all, in small claims court I would suggest you’ve been watching to much CSI Miami and Judge Judy.

If you are truly hustling and working a full load and just investing all your income back in the business, I see nothing wrong with that, but if you are not doing that and just watching Judge Judy 4 days a week while your wife is at work, I can see the inequity. 

I'm a Gen-Xer who came from the generation that saw our parents' CA homes double in price every few years.
