I had a tenant that wanted me to check the sewer line multiple times because someone was sneaking into her house through it.Don't be afraid to come back with a shrug and a "ok...I guess I'll see you in court". 

So my two cents - don't be afraid of renovations.

Never stop learning, never stop being interested, and never be afraid to take measured chances.

its just everything else real estate related I bet 20% of so called investors buy 80% of the props.. the rest are dreamers or afraid to pull the trigger are supreme time wasters. and or the number crunchers who rely on some spread sheet to determine their returns etc etc.

You can likely make it work in most of those cities as long as you are clear to your goals, what you are looking for, and don't be afraid to hire and fire as necessary.

What I’m afraid of is that this tenant got worked up over something I would’ve considered a small thing and I wouldn’t want to have to deal with these types of responses in the future when rent is late or when something bigger becomes an issue.that being said I also do like that this tenant is communicating their concerns to me.

Since I'm young and haven't done this leasing/renting out process before (my house hack roomates have been friends), I'm afraid of onboarding the wrong tenant or drafting up paperwork/leases that doesn't fully protect me as a landlord.

So if anyone can help & have those contracts & possibly a Mach one I can use as a guide, I’m so afraid of filling it out wrong!
