According to your profile, you'd be a representative of a Mexican real estate agency I'd never heard of, even though I've been investing in Mexico since 2017 so I googled the name you give and, surprisingly, I didn't find a proper website, just an influencer-like Instagram account.

We need to account for both in this analysis. 

We also have a bank account at a smaller Chicago community bank, but there technology isn't as good to be honest.I think @Jonathan Greene's main point is don't step over dollars to pick up pennies.

Any other expenses are using up funds that would otherwise be sitting in your checking account to make a mortgage payment with.

My recommendation would be to put that $25K in a high yield savings account and keep contributing to it.
