Tenant erected a 12 x 12 outdoor extendable living accommodation shed in the backyard without any permission installed permanent tiles, ran wiring in the shed for lighting, fans, for electrical devices and also for air conditioning.

Plumbing and electrical changes have been made where needed as well as boiler and water heater updates to accommodate the extra tenants.

Some considerations:- How many guests can you comfortably accommodate?

My investments are not local to Denver so unfortunately I don't know if any accommodations nearby but there are others on BP that are invested locally, e.g.

If my wife and I plan to clean and we don't have another guest arriving that day we will try and be accommodating.  

We set up an entity that will take title to the new property (called an exchange accommodating title holder). 

From a process and procedure perspective, does your process have an allowance for this type of accommodation to some tenants and not others?

@Doug Pretorius thank you very much for your advice,  I will approach the property management company in regards to a lease option and if they are not willing to accommodate I will then start the hunt elsewhere ! 

He had 4 cars to his household as had older children, and he had to resort to parking in his driveway, which can accommodate 4 cars, but inconvenient.He spoke to the owner and demanded his tenants not park in front of the house, my rental.

That could be because we are primarily rehabbers and not wholesalers, but even my high volume wholesale friends have found that to be true and have changed a lot of their business model to accommodate listing on the MLS.
