How safe/what grade would you assign to Academy, Kingsway West, and the surrounding neighborhoods?

Tax liens can be purchased for as little as a few hundred dollars for very small properties.The problem is that each state and county have its own regulations: they issue sale lists of tax liens certificates throughout the year, and auction dates are also different.Also, some states hold auctions once a year, some twice a year, some every month..So, I went on a rabbit hole and compiled a list of the next auction dates:November: Colorado, Illinois, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, Vermont, West VirginiaDecember: Illinois, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, South Carolina, South Dakota, VermontJanuary: Arizona, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, VermontI actually have the whole year mapped out with websites where you can get the sale lists.

There is also a prepayment structure that is equal to six months of interest (so half the rate) for about five years - this is more common for west coast DSCR lenders (sometimes called "Cali Style"Generally OK to negotiate - but with no prepayment penalty, you are likely going to have a significantly higher rate or points at close

I'm in the Reno Tahoe area and there are new standards that insurance companies are looking at when considering insuring your property.  It's more than fire prone areas now.  Insurers are now looking at roof condition...

Average price in West Houston is around $314k, but wondering if I should look for something in the $250k range.

Many of the development projects here in Detroit, even projects in areas like Corktown, Wayne State, West Village, all see their share of incentives to complete the capital stack.
