Its ALL about doing the reno correctly, Roof, and furnace/HW tank if older then 10yearsish, replace, all new cosmetics including LVP through entire, ect.

I would tell you to get really, really smart on self-storage, mobile home parks, or something that can be run by a low-skilled employee and pretty hands-off. 

If you are doing 4 people, remember to add extra storage in the kitchen and to have at least 2 if not 3 prep areas (eg island and two places on the main counter) and a larger fridge.

The new owner had it checked out and it ended up being the septic line from the tank to the house was never done 🙄. 

If not, that starts the septic tank conversations.

You do seem to be a little short on storage space.

China does not though.. free to wheel and deal there a lot of Aussies did just that and made a killing before their market got over built and tanked in many areas.

Market just happened to tank after I took so I would have lost money anyways(I know it has rebounded).

Basement: If it's unfinished, it might be best to lock it off, use it for storage and cleaning supplies, and only provide access when guests need to use the washer and dryer.Size: 2/2 is enough space for most of the guest traffic there, especially if you can fit in a bunk bed.Well water: It's super common here.

For it to be considered a legal (4th) bedroom it must be 70 sq ft/ have fire escape so im thinking it would be better to list it on the lease as office/storage space.
