I'm just now drawing all the strings back together and refocusing for 2015. 2014 was a wash...made money, increased my portfolio, but could have made MORE if I stayed focused.I generally have only been thinking 1 year a time...but It's time I come up with at least a 3 year plan.

I have some unused space that i can extend the bathroom area or add a laundry area, but I have already been put a ton of work (and money) into the main area of the house and don't want to do any upgrades to the ADU that aren't critical in maximizing rental capabilities.

I wouldn't say it's working terribly well, but the wine tends to keep a lot of the bad numbers washed down - ever since I (mostly) quit beer about 8 or 9 years ago, all of my bloodwork numbers have improved every year even if my weight increased.

I had a remediation contractor come out, and he told me the levels on the report is what he'd expect from a basement in Portland, and any amount of washing / bleaching wouldn't reduce the levels much long term as more moisture would enter the space up from the slab because concrete will always give off some moisture, and he couldn't really recommend much remediation.
