Hi Guys, Nice to meet you all, my name is Avi and I'm from Israel, I'm an independent software consultant\developer, operating in the "big data' field. although I've been interested in real estate for a long time, it wasn't until recently that I've made a decision to make my first move, so I've done some research, read the book on 'The Book On Rental Property Investing' I'm interested in rentals\buy and hold. currently it seems that the real estate market in Israel is too risky and it seems like northern England has some good potential, so I'm looking to double down on it for the near future.

Keep trying, but being in a similar position as you, I found I had to use my own cash for years, and years, and years, until my rental in the United States has been owned so long, and done so well, that, maybe, maybe a lender from a small bank will now consider doing a cash out refinance....still waiting to hear if the loan will get approved....AND yes, I had to show U.S. income from the rental and from my social security and pension: you read that right..........until I could retire and have secure U.S. income no one would look at me........if I get this loan, it will be my first actual leveraged buy.I have tried to buy in Israel, and I have, and depending where the rental is, the appreciation can make up for the lack of cash flow...cash on cash is about a 2.5% return, at least to begin with, but has it been worth it in the long term?
