They are moving because they have to and are in general both desperate and low quality. 

I got lucky because the sellers were desperate because they had a pending house and the buyer of this one fell thru and I was in the right place at the right time.

I get why some sellers are desperate enough to cash in their chips for a discount, but not so much why they would accept lower monthly drip feed than they could arrange for themselves?
