As long as you're charging market rents and not screwing them, that's your business proposition.It may not seem like much money but $25 * 10 tenants equals one dishwasher you could have replaced...5 screen doors...6 months of water...you get the idea.I hope I don't sound too cold, but I've never gotten a free $25 box of chocolates from the Ford Motor Company for buying their car...and if I did, it wouldn't make the slightest impact on my next car purchase.

There i was late at night calling my credit cards trying to raise my limit when it dawned on me that I wouldn't be able to float this amount around like they explained.

Perhaps, but only up to a point, and only what they can understand or care about.My college rentals care only about amenities such as a dishwasher that they can use.

@Catherine Morel you could go the fha 203k loan rout where you would get good rates just like dawn said then use the 203k loan to put repairs into the property.

(i.e. minimal kitchen cabinets, no dishwasher, older doors are ok, painting vs replacing items, etc)

Hi There,We have a rental just become vacant and our property manager says we should change out the range and dishwasher and also provide a refrigerator.

I'd install 2-3 security lights,  maybe dusk til dawn or motion detector ones, so that way when they come home it's well lit.
