I'd recommend looking in our market. it's not as frequent as Akron. find a good agent in the market using the agent tool and I'm sure you'll be doing fine! 

Joe,Actually we have been in NoteSchool since March 2012 (I think it was, time flies)..We bought both sides of the business immediately because we saw how they both go hand in hand, and it has been really helpful to keep a well rounded knowledge of how the business works.We are participating in all of the mentor tools available to us, and we travel to more classes and networking opportunities all the time.

Just finished the third class, which was great for us and gave us a lot of new tools, and just finished the 3 day mentorship with a guy who was fantastic named Rick Sigler.

What do you guys suggest as must have, or most used tools?

I repeatedly hear from wholesalers that direct mail still works and is one of their strongest tools.

Tools like Zillow and Roofstock are great for scoping out options remotely, and connecting with local property managers or agents in those areas can give you more insight.

So there are so many software tools that it would be best you do a quick search.

hey tim, i should have been more clear. i will be doing all of the property management per se, just looking for an organizational tool via an app or software that will consolidate the communication for my duties. i only have one out of state property and just dont think the amount paid is worth the relatively low stress of this specific quality property and tenant pool. i will look into stessa and buildium- thank you for the recs!
