Case in point the area where I live has many houses downtown built on cedar post foundations, which are at end of life, and its a hot market, so what it appears is many investors just do nothing with the foundation if the house is within a couple inches of level even though the posts are rotten and will cause structural issues a few years down the road.

Im trying to purchase my first SFR rental in OKC. 20% down, <$135k, C Neighborhood, 3bed, Near Turnkey.Inventory is awful, as to be expected.Interest rates are slowly inching up with the Fed expected to raise rates in a few weeks timeMeanwhile inflation has been CHEWING away at my cash for half a year and continues to accelerate.

My wife and I have been looking to buy a property for nearly 2-3 years but life always seems to come first (second daughter, etc.) and financial freedom...well...second...We are making it a goal to close on our first investment property before the EOY but I'm thinking more like closing before the start of Q3...put some more realistic pressure on myself.I've been WFH full time (risk management) since the pandemic and have taken on multiple "COVID" Projects...for example I killed off and "renovated" my entire front lawn into a golf course lawn (0.5 inches height of cut)...lots of factors come along with making that happen but a key to my success was...you guessed it...a lawn forum.I love meeting new people and making connections.

Nothing worse than being handed an inch of paperwork, of information, of which they already have access to (mls listings/sales details, etc), and/or overwhelming them with info they don't have time to even look at and therefore, may miss some of the main points you are trying to convey.But, bottom line is, value is best represented by what similar properties (similar gla, lot, location, condition, quality, views, etc) recently sold for.

I feel like I’m an inch in 20 directions instead of 20 inches in one direction but I don’t know how to put any of them down because they all feel equally as important.

If you are only an inch or two off you can hide that with a larger interior casing and same for the outside.
