Unless someone has credentials as I do, an AA in buildig Inspection Technology, you are at riak. 

With all of the subsidies, rebates, tax credits, etc, the technology is improving to the point where it is almost a breakeven in some ares.

Technology basically eliminates the need to use a local professional.

They are a little behind the time with their technology - I totally agree but they have always done right by me and I have several loans through them for properties out of state (AZ). 

Many of us service investors all over the U.S. and we supplement meetings with various technology solutions.

Now instead of spending an hour searching through a list of 100+ I can quickly go to my map and see the houses in the areas I'm interested in.So what technology would help your real estate investing?

It is odd to not have the latest gadgets and stuff but I truly believe your 30s are when life really starts.

I think you already have some great input from @Joel Owens and @Jeff Filali but let me say a couple of other things.The people that think commercial real estate are threatened by technological innovation are very limited in their thinking.
