It's a regional thing I find.If I were in other areas of the country, including Michigan, I would insist on optically perfect smooth interior wall finish.

If the tenant hadn't talked in a full-circle and kept insisting they weren't responsible for damage they obviously did, I'd probably say, "Well, I've got the before photos, and the check-in list that you signed, and what we can do is have a judge decide, if you like.

Whenever we do inspections we document how many beds are in the home, and any other signs that there are more tenants in the home than are allowed on the lease.Once you have documentation, I would charge the tenant for another lease violation.If the tenant insists on the person staying, have them fill out an application (applicants should be paying for this as credit reports and your time to run apps aren't free).

., or your target tenants will insist on them, then definitely do it. 

Personally, I think insisting on making all maintenance decisions is not a good policy.

They insist on a professional well man, electrician, HVAC so the small complaints can't be addressed.
