Like someone said earlier, the purchaser could have incorporated repairs into the purchase price.

That should be something I incorporate into my video marketing test and see what gives the best results.

However, after the initial deal or two, the question arises as to which route to go down, i.e whether to incorporate as an LLC,(or other entity) and if so as a C corp or S corp.

The LOI is a great idea, I haven't been doing that but should incorporate that strategy for sure as well as providing more than 1 option in the LOI and stating the benefits of the seller with each option.
