I have been chasing money from investors for several years now and I have seen some wild stuff.

So an REI group meets the 2nd Monday of each month from 6:30 - 8:30 at the Buffalo Wild Wings in Wyoming... be a great place to network.  

I just look at it as being in the professional league now and having rules that keep it that way as opposed to the Wild West. :) 

Most I've met simply know how to fill a hotel ball room with people, wet audience's whistles with wild success stories, and then send them to the back of the room to swipe their Amex card for "additional training" or mentorship.

I've had a wild wide range of quotes and my estimates are on the conservative side since it is a short space to connect to.

Refinance - This is the biggest wild card because we truly do not know what lenders will be thinking.

It will also vary by city which we have over 20 in the county.If you own a property that is not your homestead, the value can increase wildly year to year.

From what I've seen, allot of the numbers people come up with are super precise and the overage or shortfalls are a SWAG (Scientific Wild A$$ Guess).  

As another post mentions above, the antiquated municipality system generates wildly varying tax rates in communities that border one another.
