Preforeclosures and lease options aren't a good fit, unless you're willing to bring the note current, which nullifies one of the advantages of a lease option, that being controlling properties with minimal cash out of pocket.

An RV park came to mind as well as there are existing slabs from the previous mobile home park that was there before it was forced to close due to the flood plain, but I am not sure that it fits the local demographic for that area where the land is located as I don't see many of the locals having RV's to park and store.

There are good fits for high-end properties which would not be of use to a C or D class property owner, there are Section 8 specialists and there are managers who primarily manage C class properties, etc.
