The door frames will fix themselves once the joists are level.Second, please have a rules and regulations section in your lease amended to include absolutely no "self help" or no repairs, renovations or alterations without written consent FIRST.I hope that helps.

I am not really in a "value add" position... simply a turn key operation yielding decent cash on cash returns...It was in a good location....Besides MINOR cosmetic alterations (landscaping, paint etc)..Maybe I'm dreaming but I believe with a few changes to the property and with the market slowly rising..within (7) maybe a .5%-1% per year...
