As soon as you go to 2, 3, 4unit properties you're looking at 750-1050 dollars plus if you're doing a rental property and are required to do a rental property survey (AKA form 1007 for the loan officers out there) then thats another 125-150 dollars.This assumes you dont have any repairs (double strapped water heaters, health/safey repairs, CO/Smoke Detectors, being most common).

I mean just surveying a 100 acre parcel out in the boonies could cost 20 to 30k or more. the Key to selling land is owner financing.. without it going to be a long slog.. there are only so many cash buyers and there is no bank or very few that will loan on land unless as Russ says hi value infill.

The attorney fees for condo docs will be thousands, and then you still need municipal and/or county approvals, and hearings.One item that was required for me was that I needed interior survey and blueprints for a 1902 building which didn't have any blueprints.

Also, I checked with city planning and they confirmed that the 1 acre lot with the house could easily be split into 2 half acre lots, creating another building lot with about $5,000 in survey and permit fees to create the lot.
