A lot of investors start out renting out their starter property.  

There is a wealth of information on BP, so reading some of the starter guides would be a great place to start.

Here are some ideas just for starters (though it may depend if you are 4 units, 40 or 400)...I won't put full cite in interest of brevity.Landlording (Leigh Robinson) is a classic and in the umpteenth edition.

The home had potential and was a great starter house to learn on.

From what I understand right now which is limited, it may be a better risk/return for starters

Even $200k is tough to find, again these are not fancy homes/areas..they are basic starter homes.
