I think they are reasonable, $300 or so, and you already have certification that systems work from a licensed HVAC person, so that plus the 1-year warranty should settle the buyer's nerves.

I took all necessary courses to get my real estate license while I was in nursing school years ago and decided to take my state exam in March of this year when I knew in my heart nursing wasn't going to work for me any longer...I PASSED on the first try!
