I think they are reasonable, $300 or so, and you already have certification that systems work from a licensed HVAC person, so that plus the 1-year warranty should settle the buyer's nerves.

Wife and I have been California Salespeople for a number of years, have rental properties and property manage about 55 units. My wife just took and passed the broker exam today and good thing as our broker is retiring...

Have you examined the actual codes your locale uses? 

If you have examined the matter and have determined you are still in the right, you can turn it over to a collection agency and let them pursue it.

I'd also examine if there is any investor activity (large or small in new developments in any neighborhoods adjacent to where you are considering purchasing.

I took all necessary courses to get my real estate license while I was in nursing school years ago and decided to take my state exam in March of this year when I knew in my heart nursing wasn't going to work for me any longer...I PASSED on the first try!
