The landlord owns the property so it should be THEIR choice on how repairs are completed and at what costs and not the tenants.You have to watch for tenant scams.

I know that there are a lot of scams out there and people that are looking for a quick buck, so everyone should always check things out completely, to be sure everything offered is really as it is portrayed.  

As a few more days have gone by I am feeling like I might have walked into a scam scenario.

I have felt like I'm getting scammed in this entire flip deal, and still do from the contractor.  

It is also worth googling to see the scams/fake documentation sites out there where for a fee fake letters, etc. are provided.

DO NOT GIVE THOSE PEOPLE MONEY.This company is 100% fraudulent and a scam.

I would see a higher likelihood of "this is a scam" from tenants who haven't rented a single family before. 

Use a reverse title, like his other students do.Something like “ is Don a scam.?”
