I surely hope that Tim Cook, or the people that work for him, have the same magic touch that results in "gotta have it" products and "I cannot believe you just did that" customer service.Would the world be a worse place with the innovations you mention, Jason?

I plan on telling her I will waive any fees with breaking the lease as long as she gives me at least 2 weeks notice and is out by Aug 20.

Being the only Asian on the block doesn't bother me at all and I'm having no problem meeting the nicest people.

Such as: freezing pipes in the winter, overheating in the summer, tenant actions that endanger your property (such as cooking with BBQs indoors, using candles for light, use of extension cords from one dwelling to another and overloading of electrical circuits), humidity build up, garbage overflow and vermin that follow that, etc.

I do intend to become a full-time real estate investor, but not at the moment since I'm having tremendous fun being a full-time Venture Capitalist.Perhaps a low-key, low maintenance investment then is the right way to go for me at the moment then.May I ask, Allen and Jeremy, what are the key numbers you look at in a property that indicates to you that it's a good deal.For instance, is the ultimate consideration how much net-net income you'll have after servicing the mortage and all other expenses (regardless of how big or small the mortgage may be)?

Looking to see what some options may be for me to get the deposit money transferred from the seller to me at closing.
