Only minor issues to deal with (Needs Stove and Fridge in 1st floor unit) and the school district is awesome, one of the top ranked schools in Western PA (South Fayette).  

That may happen in C & D markets, but the reality is that the majority of Western Washington is one big A / B / C+ market, with tenants who are generally employed, responsible, and highly paid.

Of course, 4 years ago it was easy to find great deals on vacant land almost anywhere in the western states.

I'm looking to find some other locals from western Canada to network with as I've just purchased my first investment property.

- many carriers (dare I say, most) will not insure a location with this in place-coverage for dog bites may be limited (or with some carriers, excluded)-high crime areas may garner a rate increase and/or higher deductible requirement-some may have concerns for high wildfire risk - drought has especially played a role in the last couple years and western states may be evaluated more carefully for this risk Hope that helps!
