I think the OP should walk away from the deposit and depend on the landlord to back down from his excessive claims, which are probably only intimidation anyway.

The new loan is not the concern of the OP's bank, because it is not her loan, either personally or jointly.

The OP seems to be looking for a very large year 1 write off, and I doubt cost segregation would even double that.
