Basements I make look clean , I power wash walls and floors  , clean the joists , Paint walls and joists semi gloss white , and the floors gloss grey .

In that topic, the OP's main problem, IMO, was he didn't research banks and their type of lending.

I can fix iPhone screens, wash your car, bring your coffee, run your errands, do your yardwork, clean your home, whatever you need!

It's a wash, though, since the cost to clear the lot is included in the rehab...

A gooseneck wand that fits on a garden hose and pressure washes them works wonders all from the ground.    2 and 3 story houses they may work,,,thinking oversize downspouts are a better fix and plug less. 

Together (for both houses), the total rehabbing would be 23,000. this includes roofing, painting, pressure washing, electrical, floors, bathroom re-vamps, landscaping, ceiling work, doors, fixtures. the 9!

However, for this particular deal, the owner is a tired, out-of-state landlord that wants to wash their hands of responsibility, so I think getting them to agree to seller financing will be hard enough.

I'm not in the Big Bear market, but @Sarah Block I keep three sets of sheets per bed, and three sets of towels/hand towels/wash cloths in rotation.  

Small things but maybe consider power washing the drive and patio?
