Everyone that paid their rent on time each month would get a "ticket" and at the end of the quarter we drew a winner. 

The mortgage on your own home is a "cost"...a one way ticket.  

Now if the property is a big ticket item that I can still market properly for less, then maybe.

They decided i needed to do some upgrades and repairs to the water heater, and gave me a ticket.

If you work as an agent as well as go to school, who knows your commission can pay for school and there will be no bad debts, I know I didn't, I finished my masters degree -- a 42k ticket -- that is supposed to be a bad debt, but I pay every cent of it by self supporting from this business, I graduated debt free.

Gas is almost a loss leader and the owners make money off of lotto tickets and inside food and drink sales.If it's an old gas station on an over sized lot in a great location then Quick Trip, Racetrac, Wawa, Speedway,etc. might have interest.

I'm now working on getting repairs or replacements for the big ticket items that were damaged by the former tenants as well.

Obviously we'd need to rule out big ticket items before moving forward on the deal but I was wondering if anyone could provide tips on a worksheet in the file place or specific methods/tips to walking a property?

My challenge right now is finding a couple of areas of interest close to one another to buy a plane ticket for. 

I knew this was going to be a big ticket item and set aside a large budget number for it.To make things worse, I began watching videos on YouTube that compiles the entire process of demoing and re-plastering a pool.
