If you work as an agent as well as go to school, who knows your commission can pay for school and there will be no bad debts, I know I didn't, I finished my masters degree -- a 42k ticket -- that is supposed to be a bad debt, but I pay every cent of it by self supporting from this business, I graduated debt free.

Gas is almost a loss leader and the owners make money off of lotto tickets and inside food and drink sales.If it's an old gas station on an over sized lot in a great location then Quick Trip, Racetrac, Wawa, Speedway,etc. might have interest.
