The people I'm telling this too are generally newbies who are not aware how prevalent the guru scam is.

Its a scam that has nothing to do with slumlords, though this is what they're saying to gain traction.

Almost every government agency is sending out warnings that anyone who asks you to sign over title is a SCAM ARTIST.

There are a lot of scammers that will take your photos to try to scam people on craigslist.  

For example, someone tried to scam me once and I asked him to break down the estimate more and his numbers were very inconsistent and that was a huge red flag for me. 

I have been incredibly unsuccessful networking to find reputable information and competent, knowledgeable people who will not scam me to do deals with.
