If not, then no need to go through all the training, which may be overwhelming to someone who isn't very interested in real estate law.There are simple books about how to manage your own properties (I suggest the Nolo Press books to my friends and family, as they are easy to read and understand and they also include many well-written contracts and forms).

I used the Nolo Press contract that came with the book on California landlord rights and responsibilities that I had, and that contract just had a clause that suggested the tenant get renter's insurance and explained that the landlord is not responsible for damage to their personal property, etc.

And in that case, the court would agree the document just has an error on it, which is not enforceable.If you have a copy of the original ad, you could press the point, if you are sure they knew that was what you intended the contract to show.If you also have any other communication such as an email or text that indicates they knew the real deal, that would be perfect.

I'd be the type of landlord who would gather receipts and put them into a monthly folder, and deal with taxes at the end of the year - preferably by handing it all to someone else to do LOL.There is a great book regarding tax write-offs put out by Nolo Press for landlords.

Plus, it then delays the eviction.What you could do is write up a settlement agreement for the tenant saying you will agree not to press charges or sue her for writing a check without sufficient funds, if she is gone by the weekend and leaves the place clean (or some version of that).

Plus, legally, if you start accepting late rent, it can be perceived by the court that you have waived your right to requiring the rent on time.Also, if your lease doesn't already include it, it should say that accepting late rent does not waive your right to demand rent on time in the future (although this is questionable as to whether or not the court would still think you waived this clause), and you should consider adding a daily amount after the initial $25, so it keeps compounding up to a limit.I used a Nolo Press contract for California, and it included a cap on the late fee of something like $250.
