I think you'll be hard pressed to get an ARV of $140k IMO...I'd expect something around $115k or lower.

I was early, but I do now think they will pause cuts starting with their next meeting on January 29th (just 9 days after the inauguration).Folks in the press are already calling this month’s rate cut a “hawkish cut,” meaning that Fed Chair Jerome Powell will take time in his press conference tomorrow to downplay the speed at which the Fed will cut rates in 2025.

As far as benefit to the seller goes, @Matthew Paul I think you are probably right on the money and regardless of whether they would have preferred to stay in this house rather than move, it is likely providing them some excellent cash flow; and I'd be hard-pressed to come up with a deal that serves both parties better than the current situation.

There is a press release from them in nearly 18 months ago talking about how they had $1bn in agreements... https://fox5sandiego.com/business/press-releases/ein-presswi...In my 17 years in real estate, I have never heard of any group that had that much money committed without taking even the first step of closing on the land.

75% won't be an issue, but 80% on a cash out refinance is rare, and I would be hard-pressed to see 80% with no origination on top of that.Good luck!
