My feeling is that PG county is poised for a bounce back.

The owner will get their cash payment on the property as well as “mortgage” payments and interest in the mean time.Create an IRR and present it to them if you get a sit down, they’ll bite if you push the idea that at the end of the deal they come out with more cash then if they just accept conventional or even cash (tax purposes).Good luck to you, and if you have any questions or want to bounce some ideas let me know.

I dont envy you guys trying to work deals in your markets, cant buy a box with no land for what you can buy a decent house here for, NYS though our taxes suck.I am not working in or endorsing the falls yet as it just doesnt seem to be ready for the bounce back, way too many boarded up homes of no value and the rental market is tough too.

I like to consider BiggerPockets, as a whole, as a "mentor" - someone you can bounce ideas off of when you need and to get advice.

I'm more concerned that a tenant will use an online payment tool to "fake pay" and it bounce, then I won't know about it for another 4 business days.

We've bounced those leads off our primary agent w/ the understanding that when we purchase that lead it will be from the agent that sent us the lead.
