@Brandon ReffettKiyosaki and many others who repeat this phrase are full of it, basically.There're many investors who highly leverage their properties (meaning huge loans) and show zero or almost zero taxable income, due to accelerated depreciation and other tax strategies.

I can see that what you mean by trend is not good time for adding commercial retail due to many shops closing due to Amazon and other online retail shops. 

I prefer the phrase: How would you like to receive 8% in safe and secure, fully insured investments?

I tend to appreciate the phrase more now days, "In business, as in life, you don't get what you deserve, you get what you negotiate."  

I like how you phrased that - knowing the competition for this asset and that they might be willing to pay more (similar to the SFRs).

I probably should have phrased that better because it may give some people the wrong impression.
