I am afraid this is a case of living with someone you don't like but this is hardly a violation of a lease and is a pretty easy defense on the tenants part to continue the lease until its conclusion

I think you are doing a smart thing by trying to understand it before jumping to a conclusion that those doing it are idiots ... you don't normally accumulate that amount of capital by being an idiot :).As to why somebody who could afford to rent one of those units wouldn't just buy a place ... not everyone wants to own RE.

So if the lease agreement is $1,000.00 then you could add $750.00 dollars to your W2 or Schedule C income or whatever you claim on your 1040'sIn conclusion if you have a home on schedule E you won't be able to use the 75% calculation and if you bought the home in the same year you want to use the income you can use the 75% calculation.It's really important to get with a broker or Loan officer who knows when to use the appropriate calculations and also is in it for the long run with you.

You are unlikely to over-bid if you don't have excess funds with you ...Also, sometimes you will have to pay in full when the bidding concludes, and sometimes just a specific deposit is needed at the conclusion of the bidding.
