You don't normally have as many disputes to referee with SFR's - no shared walls to hear each other through, no common areas to argue over, no pointing fingers when the exterior looks like a dump.  

Also, the state of formation is likely where internal disputes would be brought among LLC members, so if you and a partner live in CA, you probably want to arbitrate in CA if the two of you had a disagreement.

That disputes must go to Arb first before litigation.

I have adjusted my leases on duplexes so that I am responsible for having the grass cut.Issues I had were providing the mower/shed, lawn being mowed only on one half the yard (side by side), non-mowing tenant leaving dog toys/poop in the grass causing disputes, or grass being neglected altogether.I have adjusted rents up to offset my costs and everybody is happier.
