When to get an LLC?! Or No LLC?

Is there a general rule of thumb on when to create an LLC?

I'm in California and know LLC's are expensive.  But is there a cut off when you reach $xxx amount of income from your investment properties is when you should create one? Or when your expenses equal $xxx?

Typically a LLC does not provide "Tax Benefits" because the default is to use it as a disregarded entity. However, what it can do is provide you some additional liability protection. So, I think the better question when going to setup a LLC is less about the amount of money you are making and whether you would like to protect yourself and your assets from liability.
