If I were to sell then probably I should get stainless steel appliances and countertops, not sureUpsides: Strong development here in Montgomery County PA, Einstein Hospital Build nearby somewhat recently and units surrounding have long term renters even for or bedrooms.

So trying to determine the ARV on a mold issue is a lot more complicated than just stainless steel appliances, new flooring, granite countertops a paint job and a new lawn which are all fixed costs that can be easily factored into an F&F..What you think can be a clean 50k ROI could end up costing you your shorts.

I have been told several investors (possibly including the brokers that were representing me) purchased the duplex, did significant work on one unit (removed wall separating kitchen from living room, upgraded all kitchen appliances, cabinets, fixtures, and countertops, painted, refinished bathroom with new tile, fixtures, and new flooring).

It's not the new hard wood floods, marble counter tops, pool and Gazebo, That the only thing they don't make anymore, it's where the true value of real estate can be found, and why would any professional Realtor not tell their clients that a current land survey certified to them ( not some other dude ) and dated within the circumstances of their purchase is the only assurance that they have title to what they have agreed to buy.
