Thanks Jackie, I have read and heard people speak about short sales but my conclusion is that since they are dependent on the banks agreeing, the transaction takes too long before you know if it's yay or nay, and i don't know what really go on with short sales it does not seem a good way to go.

The first conclusion I take from those types of comments is that someone isnt willing to put in the time and that this business isnt an overnight success story...If you cant communicate here and figure out a way to have your questions answered youll have an almost impossible time getting a seller to sign your agreement to purchase or a buyer to give you details as to what they expect in a deal.And becasue of the lack of communication ability youll be like the other 95% of new investors who get out of this great business before getting in and blame it on everything but yourself.

Most short sale sellers are motivated to sell, and aren't going to limit their pool of buyers by requiring cash transactions.I'd say that the original conclusion is most likely correct -- the property probably needs some work, and won't pass FHA or conventional loan inspection requirements.
