From my personal observation, the areas around Glassboro are seeing growth. 

My observation is that the good neighborhoods have been growing.

The difference between an observer and a true investor is the actions they take towards their goals.

What is great about Pueblo gets hidden to the casual observer.

@Samuel Smith I would recommend researching states with similar growth and observe the housing market from when population counts started to increase.

Linda, your observation about the low ceilings is important.

That's not necessarily a red flag, but always makes me curious if there is an underlying challenge with the property.In general, I have observed that duplexes in Columbus are selling at 100% of potential monthly rents, so $2000 in total rent would work out to a rough value of $200k. 

(It was basically just several sales pitches.)Since this wasn't my first rodeo I was able to just observe, pick up a few nuggets and resist paying for anything.
