You might want to give a shout to @Gary McGowan - he's in your neck of the woods and has experience with wholesaling in the Canadian context {something about which I am dubious}.Though the BP community is predominately in the U.S.A. there are a handful of Canadians, a few Aussies, a Brit or two, and a couple of Dutchmen wandering these halls so you can draw upon other experiences when needed.A fair amount of the information here will be applicable to the Canadian market, the areas which will differ are finance (residential mortgages are quite different), regulation, and taxation.

I've worked as a court reporter for the past seven years, but being that I live in what I call "Podunkville," small-town living, there is not enough court reporting work available in my neck of the woods to provide a decent salary, so I had to search for a regular ole 9-to-5 job, which I found with a very small real estate company.

If there's a personal injury case, landlord/tenant dispute, or an eviction case, I would much rather be in Tarrant or Collin County as opposed to Dallas if I'm a landlord.

A local broker confirmed that there aren't usually financing/insurance issues with post & pier foundations in our area.Not a stellar deal, but seems good for this area (you don't see many 1-2% deals in this neck of the woods).
