I saw a You-Tube demo of bidding on a lien sale in Florida, and instead of it being the rate that is set, seems like you basically have to accept little to no profit in order to get the certificate.

As a landlord, good paperwork is your best defense4) Call up the acct guys (Buildium AppFolio, Cozy, etc) and show them what you want to do and have them demo it to you to your satisfaction5) Be aware this is a marriage for life, once you put your info in, getting it out to another system is d*** near impossible.  

This is clearly a YMMV situation depending on your market, target demo, and ultimate strategy for the investment. 

While we wouldn't changed the layout much, walls would need to be replaced (demo, framing, build) as the old original walls look in terrible shape, re-wiring, doors, frames, floors we'll maintain old but refinished them, kitchen (small), and two bathrooms.

My uncle owns a large earthmoving/demo company doing tons of work in CHCH, Ashburton, Timaru as well as other parts of south canty.

We have closed and now starting demo.
