Cost of partial rehab work on a townhouse in Philadelphia

We are looking to buy a property in Philadelphia, 100 year old townhouse detached for us to live. It is a 2,000 sq including additions that don't look that well done from the outside. While we wouldn't changed the layout much, walls would need to be replaced (demo, framing, build) as the old original walls look in terrible shape, re-wiring, doors, frames, floors we'll maintain old but refinished them, kitchen (small), and two bathrooms. Stucco on the sides needs work (detached house) and the back has siding that looks pretty bad. Finally, the patio cement slab (about 500sq ft) has to go. We have done renovations ourselves and using contractors in a few houses but this includes wall work we are not familiar with and our contractors wouldn't work in the Philly area. The house is not priced as investment property as flipping it would not leave money, but as personal use could work. How much would you ball park for this work including permits and GC as we do t currently live in the area? 

We won't be able to do any work ourselves as currently don't picking in the area.
