Thus, I'm going through the pre-moveout inspection process in a very thorough way.I've been wondering about the inherent conflict between the clause in the lease which states that they cannot perform their own repairs (for fear of low-quality work, especially shoddy work that might not be immediately visible) and the law surrounding pre move-out inspections.

I know the profit potential is higher, but when people choose their own roommates they are much more likely to have common tastes and habits and not get into these conflicts (or at least not drag the landlord in to them)

It seems hard to find mid-level rentals that will cash flow.I like the idea of SFR tenants paying their own utilities, caring for the yard, and a lower risk of turn over due to lower conflict with other tenants.
