Ive been doing alot of research but I have no idea how to start compiling my team or a buyers list?

It is not the best time to be a buyer except for those that can offer cash.  

The worst part is I have a buyer (the current tenant) who can't find a loan!

Since the rehab numbers are typically understated, the buyers end up exiting the deal with very little profit.As Rigo says, their is always a new batch of investors out there willing to pay top dollar.    

If you are a cash buyer, mention that you are well-capitalized and have the resources and experience to conduct a quick due diligence period.
